Casitas and ADUs in North Las Vegas.

North Las Vegas is a separate city on the valley's north side, with older neighborhoods near downtown and large newer subdivisions to the north.

Small backyard home (ADU): Contemporary wooden house in a lush forest setting

North Las Vegas reviews ADUs under its own municipal code. As reported in June 2026, city staff said the existing code already complied with Nevada's AB 396, which took full effect July 1, 2026. That means the state's protections for kitchens, setbacks, parking and long-term rental apply here as of October 2026.

What does that mean for a homeowner?

  • A casita can include kitchen facilities.
  • Side and rear setbacks cannot be stricter than those for the main house.
  • No more than one added parking space where existing parking and street parking already cover the unit.
  • The city may bar short-term, transient use of the unit.

What usually limits a North Las Vegas project?

  • Lot coverage. Many newer subdivisions have compact rear yards, so coverage math matters.
  • HOAs. Common in newer neighborhoods; review typically comes first.
  • Utilities. Distance from the house to the yard area for sewer and water.

Which casita types fit best?

It depends on the yard. On smaller lots we often look first at a garage conversion or an interior ADU. Older lots near the city's core can have room for a detached casita.
