As a benchmark, Apartment List's rent report released at the end of October 2026 puts the City of Las Vegas median at $1,043 for a one-bedroom and $1,266 for a two-bedroom, with the overall median down 3.1% from a year earlier. Zumper's October 2026 data lists studios at about $968. A casita's actual rent depends on size, privacy and location.
How do valley cities compare?
In the same Apartment List report, the Las Vegas metro median was $1,409, Henderson was the most expensive city in the list at $1,624, and Paradise the most affordable at $1,214. These are apartment medians, not casita-specific numbers.
What makes a casita rent higher or lower?
- Separate entry and outdoor space. A detached casita with its own patio competes well against apartments.
- Utilities. Included cooling can be a selling point, or a cost that eats into rent in summer.
- Location. Proximity to hospitals, campuses and job centers.
- Size. A studio casita competes with studio apartments.
Is the market rising?
Not right now, by this measure. Apartment List shows Las Vegas rents down 0.9% for 2026 through October and 3.1% year over year. Build your plan on current rents, not hoped-for increases.
Does the rent cover the build?
Compare your written, itemized quote against realistic rent, vacancies, insurance, taxes and upkeep. If you are building for a parent or adult child instead, the value is in housing costs avoided rather than rent. Check rental rules first: Can I rent out a casita?
