Casita types · Las Vegas, NV
The casitas and ADUs we build around Las Vegas.
Four ways to add a second living space to a valley home. Which one fits depends on your yard, your garage, your HOA and your jurisdiction.
How do the casita types compare?
Based on Nevada's AB 396, which took full effect July 1, 2026, and local reporting on how valley jurisdictions are applying it, as of October 2026. Your parcel's zoning and HOA documents set the details.
| Type | Where it goes | Main hurdle | Good fit when |
|---|---|---|---|
| Detached casita | New building in the yard | Lot coverage, pool and block-wall placement | The yard has open space beyond the patio |
| Garage conversion | Inside an attached garage | HOA rules on garage use and parking | You can give up the garage bays |
| Attached ADU | Addition to the house | Roof tie-in and setbacks | A side yard or rear yard can take an addition |
| Interior ADU | Inside existing rooms | Separation and a second entrance | The house has a wing you can close off |
Can a casita have a full kitchen now?
Under AB 396, a covered city or county's ADU ordinance cannot prohibit separate kitchen facilities, defined as a sink, refrigerator and a significant cooking appliance. Before the law, some Southern Nevada jurisdictions barred second kitchens or required a special use permit for them. Read what AB 396 changes.
